3601 Market Street Adds Luxury to Housing in University City
University City continues to grow with new housing options, for students and workers. One such example is a new apartment tower built in the midst of the office and research park, the University City Science Center, at 36th and Market Streets. The new tower is named 3601 Market Street and was developed by Southern Land Company and Wexford Equities, a subsidiary of Wexford Science and Technology, the major landlord of the Science Center. It was designed by BLT Architects. 3601 Market has recently been completed and is still renting units. The tower is 29 stories tall and has 375 rental units. The first floor has several retail spaces, which has several eateries, such as Herban Quality Eats, and will have a large sushi restaurant soon. The lobby has modern furnishings and artwork and a front marquis with sparkling lights. Above the first floor is a large parking garage. The modern facade has panels and floor-to-ceiling windows.
The sixth floor has a large amenities space, indoors and outdoors. Indoors are a lounge and game room. Outdoors are a heated saltwater pool and a deck, with chairs and grills. There is, also, a fitness center. The apartments have GE stainless steel appliances, quartz countertops, hardwood floors, and Bosch washers and dryers. Some units, also, have balconies. The upper floors have amazing views of Center City and West Philadelphia. There are some studio and efficiency apartments ranging from 415 to 582 square feet and starting at $1,679 per month. The one bedroom units range from 645 to 786 square feet and start at $1,914 per month. The two bedroom units, which includes the penthouse units, range from 958 to 1,543 square feet and start at $2,924 per month.
3601 Market provides more new, luxury housing for workers and businesspeople in University City and Center City, which diversifies the apartment options in University City that used to just be for students. Neighboring apartment towers have been built, or are finishing up, at 38th and Chestnut Streets, 32nd and Race Streets, and at the FMC Tower. The luxury housing being built, in highrise towers with retail, makes University City feel more like a well developed downtown urban region like Center City.
