Dalian on the Park is Complete!

rodinsquareThe Ben Franklin Parkway is one of Philadelphia’s most desirable and sought after addresses.  In recent years, a slate of new developments has added more upscale housing to the neighborhood, with more on the way.  The latest luxury development to open is Dalian on the Park, formerly referred to as Rodin Square.  Dalian on the Park gets its name from its developer, Dalian Development, and its location across Hamilton Street and Pennsylvania Avenue from the Parkway’s green open spaces at the Rodin Museum and the Von Colln Recreation Fields.  Dalian on the Park is rental apartment living, which the developers have sought to put among the city’s most upscale apartment communities, and was designed by Barton Partners and MV&A Architects.  The site, where Pennsylvania Avenue bends into Hamilton Street between 21st and 22nd Streets, was previously the home of the Best Western Hotel.

Dalian on the Park has 293 rental apartment units and 13,000 square feet of amenities space, above a 55,000 square foot Whole Foods supermarket along Pennsylvania Avenue, with a food court, a pub, and a café along the street.  The front lobby of the residences has multiple couches and chairs, a computer lab, a media lounge, a kitchen, and a small game area.  The media lounge, game area, and kitchen can be rented for personal events, like parties and banquets.  The second floor has a fitness center, a yoga studio, a library, and a lounge leading to the 30,000 square foot Sky Deck facing the Parkway.  The primary feature of the Sky Deck is the Infinity pool with great views of the Parkway and city skyline.  The Sky Deck, also, has multiple tables and chairs and a barbecue area, with a TV, which is great for gameday tailgating.  A small kitchen is located to the side of the entrance to the Sky Deck.  The Sky Deck has a green roof in between the pool and small patios outside the second floor apartment units.  Parking for the apartments is in an above ground garage on the 21st Street side and parking for the supermarket, and other retail, is underground.  In addition to the supermarket, the first floor retail includes CVS, Santander Bank, and soon Jefferson medical offices.

The apartment units vary in size from a 713 square foot studio floor plan to a 1,933 square foot penthouse unit.  The studios rent from $1,899 to $1,929 a month, the one bedroom units range in size from 626 to 1,009 square feet and rent for $1,889 to $3,597 and the two bedroom units start at 1,001 and $3,064 per month, with the 1,933 square foot penthouse renting for $7,250.  The units have GE stainless steel appliances, Bosch washers and dryers, Thermofoil cabinets, quartz countertops, floor-to-ceiling windows, and hardwood floors.  Some have outdoor decks, too.  The apartments are 40% leased and all units are completely built out and in move-in condition.

Dalian on the Park is a sophisticated addition to Pennsylvania Avenue’s apartment and condo row, evoking the terraced luxury living which began with the construction of the neighboring Parkway House, across 22nd Street, in the 1940s.  Dalian on the Park’s modernist design evokes luxury midrise hotels of the 1950s in Los Angeles, Beverly Hills, and Miami Beach, but with pedestrian friendly retail like other Center City apartment buildings.
