Southwark on Reed is Replacing the Vacant Mt. Sinai Hospital in Pennsport

south wark on reedPennsport is a neighborhood in South Philadelphia, along the Delaware River waterfront just south of Washington Avenue.  It is the home of most of the Mummers’ clubhouses and has two major parks, Jefferson Square along Washington Avenue and Dickinson Square on the south side of the neighborhood.  It is east of the Ninth Street/Italian Market and south of Fabric Row.  The Columbus Boulevard shopping centers and Riverview movie theatre are along the waterfront, on the other side of I-95 from the neighborhood.  Mt. Sinai Hospital was a large hospital in the middle of the neighborhood, at 4th and Reed Streets.  It had several buildings, one built in the 1920s and a modern wing, as well as, a senior housing building at 5th and Reed.  The hospital closed down many years ago and was recently torn down, after a previous attempt at renovating the buildings into apartments failed.  The senior building remains.  Neighboring blocks, to the north, were redeveloped by the Jefferson Square Community Development Corporation and the Philadelphia Housing Authority.

Developers Concordia Group and D3 Real Estate Development are building a new community of townhouses to replace Mt. Sinai Hospital.  The development has been designed by Barton Partners and is being called Southwark on Reed, inspired by the original name for Pennsport, and neighboring Queen Village.  Southwark on Reed will be a community of 91 four-story townhouses, with two courtyards imbetween the rows of houses, and many townhouses facing 4th, Reed, 5th, and even Dickinson Streets.  Each unit will have parking.  The homes are under construction now, with a few dozen already completed and 52 units sold.  The homes are “inspired by history” and have traditional South Philadelphia facades, with brick and limestone lintels over the windows and doors, some with arches.

Southwark on Reed has four models: the Columbus, the Dickinson, the Jefferson, and the Washington.  The Columbus is 16 feet wide and has three bedrooms and two full bathrooms, the Dickinson is 18 feet wide and has three bedrooms and two full bathrooms, the Jefferson is 20 feet wide and has three bedrooms and three full bathrooms, and the Washington is 22 feet wide and has four bedrooms and three full bathrooms.  The Jefferson and Washington have two car garages.  Each unit has a rooftop deck, with entrances from the master bedroom and the hallway outside the master bedroom.  The kitchens are on the second floor and have GE stainless steel appliances and Frigidaire sinks and the bathrooms have tile and porcelain fixtures throughout, including Toto toilets.  The homes have hardwood floors, but can also be furnished with carpeting.

Southwark on Reed will redevelop a once blighted property in an improving neighborhood.  Pennsport has seen much improvement and this development is on one of the last blighted properties there.  Now, Pennsport has become one of the most improved neighborhoods of South Philadelphia and is similar to neighborhoods north of Washington Avenue, such as Queen Village and Bella Vista.
