A New Neighborhood Emerges on the Camden Waterfront

Eleven CooperThe Camden waterfront has come a long way over time.  Once an industrial wasteland, it has seen the development of entertainment attractions and the conversion of the once vacant RCA factory into apartments by Dranoff Properties.  The waterfront is experiencing new office and hotel development by Liberty Property Trust, with master planning by Robert A.M. Stern Architects.  Now, Dranoff Properties, Liberty Property Trust, and the Michaels Organization are developing a new apartment building on a block bounded by Cooper Street, Delaware Avenue, and Riverside Avenue, next to Campbell’s Field, which unfortunately is likely to be torn down for athletic fields.  This new building will be called Eleven Cooper, and it is being designed by JKRP Architects.  It will be close to Liberty Property Trust’s new office complex on the waterfront.  

Eleven Cooper will have 156 rental units in a building that will have two wings, one five stories and one four stories.  The building will have studios, one, and two bedroom units, with about 30 of them (or 20%) being affordable.  The building will have a fitness center, a club room, and a roof deck with great views of the Center City skyline and the Ben Franklin Bridge.  The first floor will have 5,000 square feet of retail space and a plaza in front.  The complex will have 192 parking spaces, with electric charging stations, in a nearby surface lot.  It will, also, have bicycle parking.  The building will be raised a bit above the floodplain and the exterior will have metal panels, red brick, and gray brick at the base.  The building will have many sustainable features, like cleaner air and low VOC paint and carpeting.  

Eleven Cooper adds an important next step to the Camden waterfront by bringing much needed housing to complement the office and entertainment development.  Camden’s revival will need new housing to create a sense of community and an economically sustainable future.  Eleven Cooper helps to create a new waterfront neighborhood that will be attractive to developers and investors.
