Fairmount Estates Connects Fairmount & Brewerytown Neighborhoods
Fairmount is just north of the Ben Franklin Parkway and Brewerytown is north of Fairmount, north of Girard Avenue. In between the two neighborhoods is an area of vacant warehouses and lots, just south of Girard Avenue. Several of these vacant sites have been purchased recently by developers and are slowly being redeveloped with new housing. This new housing is a mix of multi-family buildings and townhouses. One site is at 2601 Poplar Avenue, where a vacant warehouse was recently demolished. New modern townhouses are planned for the 2600 block of Poplar Street and North Taney Street, a small side street equidistant between North 26th and North 27th Streets. This new project will be called Fairmount Estates and is being built by North Sixth Developers and designed by Abitare Design Studio.
Fairmount Estates will have 23 townhouses, ten on Poplar Street and thirteen on North Taney Street. Each townhouse will be three stories and will have two underground parking spaces and a backyard patio. The roofs will have roof decks and terraces will be on the second levels. The front entrance will have atrium-like alcoves and small front stoops, with planters imbetween. The facades will have brick and metal panels, with very square shaped features and large windows. The homes will come in five different models, ranging in size from 2,600 to 2,900 square feet.
Fairmount Estates joins other developments expected nearby on Girard Avenue and along 31st Street in Brewerytown, where large buildings are being renovated and several new ones are being built. The unfortunately blighted blocks below Girard Avenue needed redevelopment and these new homes will provide home ownership amidst a revitalizing section of the city.
