Luxury Apartments & Auto Showroom New to the Waterfront
North Delaware Avenue is starting to experience a healthy amount of residential development. Many former industrial sites, and buildings, are being developed with luxury apartments, condos, and even townhouses. Many of these developments include retail and entertainment development. A new development by the DeSimone Automotive Group would bring not only luxury apartments to the waterfront in Northern Liberties, but also a car dealership and showroom. DeSimone is planning a new apartment tower, with the showroom on the first floor and car storage just above, designed by Coscia Moos Architects.
This new tower will be 15 stories and have 96 rental units. The units will be studios, one-bedroom, and two-bedroom units. Ten percent of the units will be affordable. The first floor will have the auto showroom, with windows that can open the showroom to the sidewalk along Delaware Avenue. The showroom may have a cafe, which could have access when the dealership is closed and could have outdoor seating. Above the showroom will be storage parking for the cars, with two “marquee” bays to be used to display a car on each on the second and third floors, one bay facing Delaware Avenue and the other bay facing Fairmount Avenue. There will be 117 parking spaces underground. The building will have a fitness center, a yoga studio, bicycle parking, terraces, and a rooftop deck and community room for the residents. The residential lobby will be on Fairmount Avenue. The exterior will have large glass windows, precast and metal panels, and a brick base. The tower will, also, seek LEED Gold certification from the U.S. Building Council.
Delaware Avenue is coming a long way from the time it was mostly vacant industrial space. Nearby to 626 North Delaware Avenue is Waterfront Square Condominiums, One Water Street next to the Ben Franklin Bridge, and a new apartment building across from the SugarHouse Casino. This new tower will bring new upscale housing and a luxury car showroom to the Delaware waterfront.
