New Condos Coming to South 12th Street in Hawthorne

GardenCourt1-resizedA sleek, modern condo development will soon be built along South 12th Street, in the Hawthorne neighborhood of South Philadelphia (also considered by some to be Center City). This development replaces the New Hope Temple Baptist Church, which was demolished last year, and its parking lot. These condos will fill that entire site, just south of Bainbridge Street and across from The Hawthorne condo building, in the former Nathaniel Hawthorne Public School. This condo development is being built by Center City Development Group and designed by JKRP Architects, which has designed a very modern complex with large windows and wood paneling.

The new complex will be called Garden Court Condos, because it surrounds an interior courtyard in the middle of the site. The condo buildings will be four stories tall, on either side of this courtyard, with one set of buildings on 12th Street and another on the other side of the courtyard, behind neighboring buildings fronting 11th Street. There will be a total of 48 condo units, 36 of which will be two bedroom units and 12 of which will be three bedroom units. The three bedroom units will be bi-level units. The fourth floor units will have roof decks. Prices for the condo units range from $389,000 to $450,000, for three bedroom units, very affordable for Center City condos. The surrounding neighborhood is near the Avenue of the Arts and South Street and Hawthorne Park is almost across the street from this development. It is, also, a couple blocks from the popular 1352 Lofts, on South Street, where resales have been strong and still affordable, as well.
