North Broad Street has been experiencing a boom in apartment development. The new development is a mix of new construction and renovation of older buildings, including the landmark Divine Lorraine Hotel represented by The Condo Shop. Near Temple University, new student apartments are being built, such as a new tower at 1324 North Broad. A new apartment building at 906 North Broad Street will bring luxury apartments intended for non-students further up Broad Street. The site currently has a one-story building with three retail spaces, which will remain and will be built upon. This new building is being developed by an entity known as Girard Street Estate and designed by YCH Architects.
The new building will build five additional stories over the existing one-story building. It will have 94 rental units and extend back to North Carlisle Street. The units are intended for non-students, with a mix of studios, one, two, and three bedroom units. The retail spaces on North Broad Street will be preserved for 19,000 square feet of retail space in three retail spaces. The retail spaces will have awnings over them on Broad Street. The facade will have red brick, some metal panels, Juliet balconies, and a cornice on top, for a very traditional look. Inside will be two interior courtyards and light wells to bring some natural light further into the building.
This new apartment building is just a half a block from the Metropolitan Opera House, which is currently being renovated into a new music hall. The renovation of the Met is expected to increase demand for housing and retail on this stretch of North Broad, and 906 North Broad Street is the beginning of that new building boom, bringing more non-students to North Philadelphia.
