One Riverside is Finishing Up

one riversideThe Schuylkill River waterfront has been seeing new development in recent years.  The FMC Tower and Evo apartments were recently completed.  Children’s Hospital built a new highrise office building.  Aramark is moving to a new headquarters in the former Marketplace Design Center.  And Dranoff Properties is finishing up the construction of One Riverside, a luxury condo tower at 25th and Locust Streets, next to the entrance to the Schuylkill Banks trail and the original Schuylkill River Park.

One Riverside has 78 condo units on 22 floors.  Most units have been customized, many including built-in shelving and wardrobes by a private contractor.  It has two luxury penthouse units, one is still available for $7,000,000.  That unit has two levels, three bedrooms, 4 and a half bathrooms, two fireplaces, a private elevator, and four terraces.  Other units available include a couple two-bedroom, 1,277 square foot units starting at $1,175,000, several two-bedroom, 1,028 square foot units starting at $942,500, and several one-bedroom, 745 square foot units starting at $715,350.  Basic units have Miele refrigerators, ovens, and ranges and Sharp microwaves.  Buyers can upgrade to Wolf and Subzero brands.  The kitchens and bathrooms have marble countertops.  The bathrooms, also, have Kohler fixtures and Mirabella drop-in tubs encased in marble.  The utilities are controlled by Honeywell systems, with NEST as an upgrade.  All units have Miele washers and dryers, except the penthouses which have Asko brand.  Also, all units have soundproof walls and windows.

The second floor has several upscale amenities, including a business center and conference room, a club room with a piano; a big screen TV; a fireplace; a sound system; and great views of the Schuylkill River and FMC Tower, a guest suite with laundry room, a pool, and a fitness center with views of the Schuylkill Banks trail and the river.  The first floor has a patio with a kitchen, a grill, and a TV.  The exterior has white panels between the large floor to ceiling windows and several terraces.  The terraces facing the river have neon lights underneath which light up the building at night and create a bright reflection on the river.  The front entrance has a circular driveway, with valet parking, and a private courtyard next to the trail entrance.

One Riverside adds a very luxurious presence to the Schuylkill waterfront in Fitler Square.  It will soon be joined on the waterfront by a large highrise apartment development at 23rd and Arch Streets.  Across the river, the land around 30th Street Station is planned to be redeveloped as “Schuylkill Yards”, a very large office development (which is currently being considered for the new Amazon headquarters).  A few blocks south is the former AT&T switching building, which is for sale and could be a great site for an upscale condo or apartment tower.  One Riverside is part of an ever-growing and evolving Schuylkill waterfront.
