Renovation of Park Towne Place Embraces Location on Parkway with Addition of Luxury Amenities & The Arts
Park Towne Place is a large apartment complex built in the 1950s on land that was cleared away to create the Ben Franklin Parkway. It sits along the Parkway between 22nd and 24th Streets and the Vine Street Expressway. The complex has four 19-story towers surrounded by green spaces, outdoor amenities, and a shopping complex called the Towne Center. The complex has almost 1,000 rental units in these four towers, which are identified by their directional location in the complex. The buildings and grounds have recently become the first mid-century modern community in Pennsylvania to be historically certified by the commonwealth. Park Towne Place became popular with students over the years, but a renovation of the complex by AIMCO is trying to attract a larger mix of tenants and to embrace the complex’s location in the Parkway Museums District by adding new permanent and temporary art exhibits. The Condo Shop is handling the residential leasing at Park Towne Place.
Park Towne Place’s new artwork is administered by InLiquid Studio. InLiquid is an art gallery and studio that provides art classes and creative space for members. They are decorating the hallways with original and reproduced artwork that has a theme in each hallway. The building lobbies have permanent and temporary artwork displays, including a gallery in the North Tower with exhibits that change each season. That artwork is for sale, as is much of the temporary artwork exhibited in the lobbies. InLiquid has, also, installed murals on the exteriors of the towers and installed artwork in an outdoor sculpture garden and runs an art studio in the Towne Center for InLiquid members. The outdoor campus has a great lawn with seating and two other courtyard plazas with seating and artwork. There is, also, a pool and swim club and a cabana area, with an outdoor bar and firepit.
The Towne Center has a resident business and technology center and a fitness center and yoga studio for residents and the Oar Bar, with a game room and screening room, also for residents. The Towne Center, also, has a dry cleaner, a hair salon, a spa, a small grocery/deli with a cafe, and a pet grooming station all open to the general public. Eventually, a restaurant will open up in the East Tower for the public. Residents have a package center and concierge and shuttles which goes to sites in Center City and University City. The lobbies and Towne Center have screens with real time schedules of the shuttles and all local transportation and ride sharing vehicles nearby. Parking for the whole complex is underground, accessible from both 22nd and 24th Streets.
The units come in studio, one-bedroom, two-bedroom, and three-bedroom sizes. The 18th and 19th floors have penthouse units. The units are named after artistic styles and local Philadelphia streets. All the units have been completely renovated with hardwood floors, marble counters and vanities, built-in shelves, walk-in closets, real and faux fireplaces, wooden and glass kitchen cabinets, and bathroom tiles. The kitchens have GE appliances and the kitchen cabinets can be upgraded in some units. The bathrooms have Maax tubs and Caroma toilets. Each unit has Bosch washers and dryers. The units have central air and heat which is controlled by thermostats in each unit but connected to a basement furnace. Hot water is, also, paid individually but connected to a basement hot water heater.
The renovated Park Towne Place has created a stunning new community along the Parkway Museums District. It brings the complex back to the luxurious lifestyle it had when it was first built and adds a large amount of artistic culture to the complex, which is steps away from the Philadelphia Museum of Art, The Barnes Foundation, the Moore College of Art, the Rodin Museum, the Franklin Institute, and the Academy of Natural Sciences. It, also, brings sophisticated and spacious living to the unique site that is between the Parkway and the Schuylkill River trail.
